The objective of this part of our website is to provide someone like you all of the information necessary for the first time investor to determine the best way to include real estate as part of your overall investment strategy and portfolio, along with repeat investors requiring 1031exchanges. You may ask, "why do we need to fill out a form since other real estate professionals have the ability for me to search for a home right on their website?" This helps with trends, but the truth is all of the information on all of the websites that allow you search capability is stale or worse, incomplete. Yep, it is old and therefore not representative of the current market. For example, many of the website search tools will only show two status measurements...AVAILABLE and SOLD. In reality, all homes that are in escrow are not truly available, yet show up on these sites as AVAILABLE! Homes are in escrow for an average of 30 to 45 days. As you can see, by reviewing these homes you can learn about style of homes available in a community, but don’t expect them to still be on the market. For investments, you need a real estate professional that is ahead of the market. The data needs to be fresh...especially in hot real estate markets like the Phoenix Metropolitan Area. 

 

ROI ANALYSIS: This tool was built specifically for the investor. It uses all of the pertinent variables to evaluate a good investment; rent per square foot, down payment, mortgage payments, maintenance expenses, appreciation factors, rent and rental expense increase factors, etc. The results will provide you with a three year Performa on the property being evaluated. This Performa will clearly show your cash on cash return, along with your overall ROI if you sell the property in after year 1, year 2 or year 3. This area is password protected.
